Why Isn’t More Housing Getting Built in Unincorporated San Diego? A New Report Finally Explains It

A long-awaited county report reveals why some rural and unincorporated communities — places that need thousands of new homes — aren’t seeing much development at all. Some barriers are unavoidable, like steep terrain and low land values that make projects unprofitable. But others are self-inflicted: conflicting zoning rules, shifting county regulations, and years of limited investment in basic amenities like sidewalks, parks, and infrastructure.

The study highlights four communities — Buena Creek, Casa de Oro, Lakeside, and Spring Valley — and shows how each faces its own mix of challenges, from outdated water systems to legal battles over traffic standards.

Another Big Storm Is Headed for San Diego — Here’s What to Expect

San Diego is bracing for its third major storm in a week, with rain sweeping in Thursday night and continuing into Friday — bringing up to an inch at the coast and nearly double that in the mountains. Lightning, gusty winds, and even a dusting of mountain snow are all on the table, and the city is already dealing with a growing pothole surge from the last round of storms.

But the story doesn’t end there — with record-early rainfall, flooding concerns, and a warm Thanksgiving ahead, there’s a lot more to this weather pattern than just another wet weekend.

Balboa Park Parking

Big changes are coming to Balboa Park: starting Jan. 5, the city will begin charging for parking for the first time in the park’s 100+ year history. Residents can buy monthly, quarterly, or annual passes (starting at $30), while non-residents will pay more — and daily parking rates will range from $5 to $16 depending on the lot.

But the bigger story? The city is relying on this program to help close a major budget gap… and early projections show it may bring in far less money than expected. That means everything from library hours to recreation services could be on the line if revenue falls short.

Curious what the new fees look like, why the revenue estimates dropped so sharply, and how this could reshape Balboa Park and city services?

Michelin Key Hotels in SD

San Diego just joined the elite list of cities with Michelin-recognized hotels — and two local standouts made the cut. North Park’s revitalized LaFayette Hotel & Club and La Jolla’s intimate Orli both earned Michelin Key honors, putting them among the best-designed, best-serviced, and most uniquely curated stays in the country.

From retro glamour and an Olympic-sized pool at the LaFayette to Orli’s serene boutique vibe tucked inside a historic 1913 building, these hotels are officially making national waves.

Your Guide to Weekend Fun ✨

Rady Children’s Ice Rink Returns to Liberty Station

One of San Diego’s most beloved holiday traditions is back — the Rady Children’s Ice Rink at Liberty Station is officially open for the season. Now through January 4, you can skate daily from 10 a.m. to 10 p.m. in Legacy Plaza, with admission covering skates and helmets ($25 for adults, $15 for kids 12 and under).

Beyond being a festive winter outing, every glide supports a bigger mission: net proceeds benefit Rady Children’s Thriving After Cancer Program, helping young survivors and their families heal and rebuild. With more than 30,000 skaters last year, this rink has raised over $2 million — and counting.

Local Eats and Coffee Shops ā¤ļø

ā˜• Coffee Shop of the Week: Revolution Roasters

šŸ“ Carlsbad | 2956 Roosevelt St
šŸ“ Oceanside | 1836 S Coast Hwy

Revolution Roasters started as a backyard daydream and has grown into one of North County’s most beloved craft coffee spots — built on community as much as caffeine. They roast in small batches, partner directly with farmers around the world, and treat every bean like it has a story worth telling.

Whether you stop by their cozy Oceanside shop or the Carlsbad location, expect thoughtfully sourced blends, a warm neighborhood feel, and a menu that shows off just how good coffee can be. If you’re looking for a spot that blends quality with personality, this is one worth adding to your weekly rotation.

šŸ“ Restaurant of the Week: Flecha Cantina

šŸ“ 4S Ranch | 10514 Craftsman Way

Mark Wahlberg’s newest restaurant, Flecha Cantina, has officially landed in 4S Ranch — taking over the former Miguel’s Cocina space after what might be the fastest restaurant flip San Diego has seen. The sign changed, the lights got brighter, and suddenly Wahlberg’s tequila-forward Mexican concept was open for business.

But behind the soft opening buzz is a story with layers: the fall of Miguel’s after its E. coli crisis, Wahlberg’s expanding business empire, and the mixed reactions from locals wondering how a Boston-born actor plans to win over a community known for its diverse culinary expectations. Whether Flecha becomes a neighborhood hit or just a celebrity experiment is still up in the air — and the full story is worth the read.

San Diego’s Biggest Megaprojects

San Diego is going through one of its biggest waves of change in years, and in this episode of The San Diego Scoop, I’m breaking down the massive projects reshaping the entire county. From the billion-dollar convention center rising in Chula Vista to major highway upgrades in the north and a waterfront redesign that’s set to transform downtown’s coastline, these developments are already influencing how we live, move, and experience the city.

San Diego Suburbs That Will Explode in 2026

San Diego is about to see a major shift, and over the next year and a half, six suburbs are positioned for some of the fastest growth in the entire region. While most buyers are chasing the usual hot spots, the real opportunity is quietly building in areas almost no one is paying attention to—and that’s exactly why early movers stand to benefit the most.
