San Diego Tops the Nation for Inflation in May

While the national inflation rate held steady at 2.4% year-over-year in May, San Diego saw the highest inflation rate in the country, rising 3.8%. The biggest jump? Dining out, which costs 6.9% more than last year. In contrast, grocery prices rose just 1.6% locally.

Economists say the high cost of housing is the main driver behind San Diego’s inflation spike. As wages struggle to keep up and businesses adjust, the gap between what people earn and what they pay to live here continues to grow.

And while apparel prices actually dipped, experts warn that tariffs on goods like toys and aluminum cans could drive inflation higher by fall—especially during the holiday shopping season. There’s even speculation that the Fed may hold off on interest rate cuts if inflation keeps creeping up.

A silver lining? Gas prices are down — 12 cents in the past month and 22 cents lower than this time last year.

Downtown’s Tower 180 to Become Dual Hyatt Hotels in $250M Makeover

In one of Southern California’s largest office-to-hospitality conversions, Tower 180 in downtown San Diego is set to be transformed into two Hyatt hotels: a 371-room Hyatt Place and a 189-room Hyatt House. Real estate developer J Street plans to invest $250 million to renovate the 25-story tower at 180 Broadway and its adjacent annex.

Slated to begin construction in early 2026 and wrap in 2028, the project will offer two distinct guest experiences — one for short-term business and leisure travelers and the other for extended stays. Shared amenities will include over 12,000 square feet of meeting space, a market, a breakfast lounge, and a revamped street-level lobby.

Crowning the building will be Lurline, a rooftop cocktail bar and listening lounge with sweeping 360-degree skyline views. Designed with rich textures and a moody ambiance, Lurline will feature its own street entrance in addition to access from the hotels.

Originally constructed in 1963 as the United States National Bank Building, Tower 180’s unique floor plan and already-upgraded infrastructure made it an ideal candidate for hotel conversion — something increasingly rare in urban markets. With the building already fully vacated and partially demoed, J Street and partners say the project is primed for a smooth transition and represents a bold investment in the future of downtown San Diego hospitality.

San Diego Scales Back ADU Development: Here’s What’s Changing

The San Diego City Council has approved major changes to the city’s ADU (accessory dwelling unit) regulations in a close 5-4 vote—aimed at limiting large-scale backyard developments. The most significant change: a cap of 4 to 6 ADUs per lot, depending on size, and a two-story height limit. Previously, developers could build multiple market-rate units for every affordable one, sometimes creating apartment-like clusters in single-family areas.

Other key changes include new parking requirements, restrictions in high-fire cul-de-sacs, sprinkler mandates, and infrastructure fees to support community improvements. The vote followed hours of public testimony, with many residents citing concerns about density and neighborhood impact, while advocates emphasized the need for more housing.

The changes still require a second Council vote and mayoral sign-off, but could take effect as early as August 2025.

​​Big Changes Coming to San Diego Roads: $600M in Freeway Upgrades

Caltrans just broke ground on five major projects that will reshape San Diego’s freeway system over the next two years. With over $600 million in funding, improvements are coming to I-805, I-5, and SR-78—aimed at fixing potholes, modernizing infrastructure, and extending the life of key corridors from Oceanside to Chula Vista.

Here’s what’s coming:

  • SR-78: $126M to resurface the freeway between Oceanside and Escondido

  • I-805: $222.5M to overhaul pavement and traffic systems from San Ysidro to SR-15, plus $107M in upgrades from SR-15 to north of SR-52

  • I-5: $113.7M to improve ride quality and reduce maintenance from the border to Via De La Valle

  • Drainage & maintenance: $53M for culvert and asset projects on a 4.8-mile stretch of I-805

Expect lane closures, weekend shutdowns, and detours, especially by fall when most projects will be in full swing. The disruptions might be frustrating in the short term, but Caltrans says smoother, safer drives are on the horizon. Stay tuned—because whether you’re heading north, south, or somewhere in between, this construction is likely to affect your commute.
