San Diego Ranked 3rd Worst Metro for Starter Homes
A new report by Construction Coverage has placed San Diegoāalongside Chula Vista and Carlsbadāas the third most challenging metro area in the U.S. for first-time homebuyers. Using data from the U.S. Census, Zillow, Redfin, and Freddie Mac, the study evaluated more than 330 metros based on affordability, availability, and homeownership rates for those under 35.
San Diegoās numbers are stark: although 63.3% of homes are considered āstarter-sizeā (three bedrooms or fewer), the median price for those homes is a steep $825,397. That translates to mortgage payments eating up 66.2% of the median renter incomeāfar above the national average of 38.4%.
Why does this matter? Starter homes are often the gateway to long-term financial stability and homeownership, helping young families build equity and put down roots. But in places like San Diego, sky-high prices, limited supply, and stagnant wage growth are shutting the door on that dream. With inventory for smaller, more affordable homes in decline and demand still high, the housing crisis continues to widen the gap between renters and homeownersāespecially in coastal cities.
With affordability challenges mounting, especially in high-cost regions like California, the dream of homeownership may be moving farther out of reach for the next generation of San Diegans.

That long-vacant shopping center across from Westfield UTC? Itās finally getting the glow-up locals have been waiting for. The Costa Verde Center is being reimagined as a vibrant, walkable urban villageāwith plans for up to 3,500 new homes, shops, restaurants, office space, a boutique hotel, and public plazas all linked by a new main street and pedestrian promenade. Even better? Itāll connect directly to the UCSD Blue Line trolley stop for easy access to the rest of San Diego.
The 13.9-acre site will be built out in phases starting in 2026, with first openings expected by 2028. The transformation is led by Cass Street Venture LLC and backed by Global Mutual, and aims to turn what was once a concrete strip mall into a thriving, transit-connected neighborhood that reflects the future of smart urban planning in San Diego.
With new housing, more green space, and a focus on walkability and local-serving retail, this isnāt just a makeoverāitās a master plan to reshape University City for decades to come.

Big Changes Ahead for San Marcos Schools!

Major upgrades are coming to campuses across San Marcos Unified thanks to the $324M Measure JJ bond passed last fall. From brand-new classrooms to modernized athletic facilities, the district is gearing up for a total transformationāstarting with Woodland Park Middle School, Paloma Elementary, and Knob Hill Elementary.
The plans include replacing aging portables, redesigning campus layouts, adding co-labs, and upgrading sports fields with turf, lighting, and more. Woodland Parkās $105M makeover kicks off this fall, and while some projects (like Paloma) may be delayed until 2028 due to rising costs, the momentum is building.
Add in new land purchases for future schools and big boosts to San Marcos High and Mission Hills, and itās clearāSan Marcos is investing in the future of its students in a big way.
